Nije potrebno do\u0107i u Tursku za prenos ovih nekretnina. Procedura koju treba slediti u konzulatima<\/h3>\n<p class=\"whitespace-pre-wrap break-words\">Proces pripreme punomo\u0107ja u konzulatu po\u010dinje <strong>zakazivanjem termina<\/strong>. Proces apostila<\/h3>\n<p class=\"whitespace-pre-wrap break-words\">Da bi punomo\u0107je pripremljeno u stranoj zemlji bilo va\u017ee\u0107e u Turskoj, mora dobiti <a href=\"https:\/\/ozansoylu.av.tr\/it\/apostilla-internazionale-in-turchia\/\"><span style=\"color: #573503;\">apostil sertifikaciju<\/span><\/a>. Informacije o nekretnini<\/h3>\n<p class=\"whitespace-pre-wrap break-words\">Identifikovanje nekretnine je od velike va\u017enosti pri pripremi punomo\u0107ja. <strong>Informacije o listu nekretnine<\/strong> moraju biti potpuno napisane. U ovom kontekstu, <strong>pokrajina, okrug, \u010detvrt ili ime sela, lokacija, broj odseka mape, broj bloka, broj parcele, povr\u0161ina, i ako postoji, broj nezavisnog odseka<\/strong> nekretnine moraju biti specificirani. Tako\u0111e, potpuna adresa i priroda nekretnine (stan, prodavnica, zemlji\u0161te, itd.) treba tako\u0111e da budu uklju\u010deni u punomo\u0107je. Pored osnovnog <strong>ovla\u0161\u0107enja za prodaju<\/strong>, punomo\u0107niku treba tako\u0111e da budu dodeljena pomo\u0107na (sekundarna) ovla\u0161\u0107enja koja mogu biti potrebna tokom procesa prenosa.<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<p>Ove ovla\u0161\u0107enja uklju\u010duju <strong>potpis u kancelariji katastra nepokretnosti, pripremu i prijem potrebnih dokumenata, pla\u0107anje taksi za prenos vlasni\u0161tva, predaju imovine, re\u0161avanje ugovora o zakupu ako postoje<\/strong>. Punomo\u0107niku treba tako\u0111e da bude data ovla\u0161\u0107enja za <strong>vo\u0111enje transakcija u op\u0161tini, poreskoj upravi i drugim zvani\u010dnim institucijama<\/strong> u vezi sa imovinom.<\/p>\n<h3 class=\"text-lg font-bold text-text-200 mt-1 -mb-1.5\">c. Pravne obaveze<\/h4>\n<p class=\"whitespace-pre-wrap break-words\">Punomo\u0107nik mora \u0161tititi <strong>interese punioca<\/strong> kada vr\u0161i svoja ovla\u0161\u0107enja. Prema Turskom zakonu o obligacijama, punomo\u0107nik mora voditi posao i usluge preduzete u okviru obaveza <strong>lojalnosti<\/strong> i <strong>du\u017ene pa\u017enje<\/strong> uzimaju\u0107i u obzir legitimne interese punioca.
